Oahu’s housing market continued to show resilience in August, with demand remaining steady while inventory expanded across both single-family homes and condos. Single-family home sales and prices increased year-over-year, while condos saw a modest decline in both sales and median price. At the same time, homes continued to move at a healthy pace, with several indicators pointing to continued demand across the island.

Single-Family Home Market Shows Continued Strength

In August, 264 single-family homes sold on Oahu, a 1.9% increase from the same month last year. The median sales price also rose 12.2% year-over-year, reflecting continued strength in the single-family market.

Looking at the year so far, single-family home sales are up 5.9% year-to-date, highlighting sustained demand despite changing market conditions.

Homes also continued to sell relatively quickly. The median time on market for single-family homes fell to 17 days, compared with 22 days in August 2025.

Condo Sales Ease, While Market Times Improve

The condo market saw a different trend in August, with 365 sales, down 6.6% from last year. The median condo sales price edged down 1.0% to $510,000.

Even with the decrease in sales, condos continued to move more quickly than they did a year ago. The median time on market improved from 48 days to 37 days, suggesting continued activity among buyers looking for opportunities in the condo market.

Sellers Continue to See Strong Results

For single-family homes, sellers received a median of 100% of their original asking price in August, while 33% of homes sold above their original asking price.

These figures point to continued competition for well-positioned homes, particularly when pricing and presentation align with current buyer demand.

Opportunities Across a Range of Price Points

Affordability remains an important part of the Oʻahu market. In August, 27% of single-family homes sold for under $1 million, while 48% of condo sales closed below $500,000.

Year-to-date, 1,397 properties priced at $500,000 or below have sold, demonstrating that there continues to be meaningful activity at more attainable price points across the island.

Inventory Continues to Grow

Buyers are also seeing more options as inventory continues to build. New single-family listings increased 14.5% year-over-year, while new condo listings rose 6.4% compared with August 2025.

The combination of increased inventory and continued demand creates a market with opportunities for both buyers and sellers—but the right strategy can vary significantly depending on the property, price point and location.
